Development

The following information is included to assist you in filling out your Building and Development Permits. 

From Property Lines: 
 

Lakeshore & Backlots:

  • 25 feet from front and rear property lines
  • 20 feet from side property lines (see below: **HIRF)
  • Accessory Buildings: 5 feet (side/rear), corner lot 15 feet 

Country Residence: (CR1, CR2, CR3)

  • 20 feet from side property lines (see below: **HIRF)
  • 25 feet from rear property lines
  • 80 feet from property line, along a County Road.
  • 230 feet from centre line, along a Primary/Secondary Highway.

Hamlets (Urban):

  • 25 feet from front and rear property lines
  • 5 feet from each side property line (see below: **HIRF) 
  • 15 feet - corner lot

Agricultural:
Urban Expansion:
Commercial/Industrial:

  • 40 feet from property lines (side/rear) 
  • 80 feet from property line, along a County Road
  • 230 feet from centre line, along a Primary/Secondary Highway

Accessory Buildings:

  • 5 feet from property lines (side/rear)
  • 10 feet from property liens with sleeping area
  • 15 feet - corner lot
  • NO ACCESSORY BUILDINGS PERMITTED IN FRONT YARDS

**HIRF - High Intensity Residential Fires: please note all residential buildings must be at least 8ft from the side property line or if 5 feet must have a fire rated wall.

You are required to submit two sets of plans, one set of plans is retained for records, the second set will be returned after all site inspections have been completed.

Also note that Preserved Wood Foundations and concrete slabs (over 592 sq ft) require plans designed by an Engineer, registered in the Province of Alberta.

Detached Garage Foundation (options)

  • Concrete slab over 100 sq. meters (1076 sq.ft.) must be engineered
  • If the width of the concrete slab exceeds (32'6"), the foundation must be engineered
  • Engineered grade beam and pile
  • 4' frost wall and footing

Requirements for Water Wells

 

Minimum distance requirements
Provincial regulations outline minimum distance requirements as follows. Equivalent imperial distances in feet are rounded up to nearest foot. The well must be:
  • 10 m (33 ft.) from a watertight septic tank
  • 15 m (50 ft.) from a sub-surface weeping tile effluent disposal field or evaporation mound
  • 50 m (165 ft.) from sewage effluent discharge to the ground
  • 100 m (329 ft.) from a sewage lagoon
  • 50 m (165 ft.) from above-ground fuel storage tanks
  • 3.25 m (11 ft.) from existing buildings
  • 2 m (7 ft.) from overhead power lines if:
  • the line conductors are insulated or weatherproofed and the line is operated at 750 volts or less
  • 6 m (20 ft.) from overhead power lines if the well:
  • does not have a pipe and sucker rod pumping system
  • has a PVC or non-conducting pipe pumping system
  • has well casing sections no greater than 7 m (23 ft.) in length
  • 12 m (40 ft.) from overhead power lines for all other well constructions
  • 500 m (1,641 ft.) from a sanitary landfill, modified sanitary landfill or dry waste site.

The installation of a leaching cesspool is no longer permitted. It is, however, highly recommended that any newly constructed water well be located at least 30 m (100 ft.) from any existing leaching cesspool.
